Gold Coast Short Stays Pty Ltd (ABN 49 689 539 713)

These Terms and Conditions ("Terms") govern all bookings made directly with Gold Coast Short Stays Pty Ltd ("we", "us", "our") via our website, phone, or email. By completing a booking, you ("Guest") confirm that you have read, understood, and agreed to these Terms on behalf of all persons in your party.

1. The Parties

Operator:
Gold Coast Short Stays Pty Ltd (ABN 49 689 539 713), acting as managing agent for the property owner.

Guest:
The person who completes and submits the booking, being at least 18 years of age.

Guests are jointly and severally liable for the conduct of all persons in their party during the stay.

2. Booking Confirmation

A booking is not confirmed until:

A completed booking form or written request has been received by us;
The required deposit or full payment has been received and cleared; and
A written booking confirmation has been issued by us.

We reserve the right to decline any booking at our absolute discretion without providing reasons.

3. Payment

All amounts are quoted and payable in Australian dollars (AUD) and are inclusive of GST.

3.1 Payment Schedule

Bookings made more than 30 days prior to arrival:
- a 30% deposit is required at time of booking
- balance due 7 days before arrival
Bookings made within 30 days of arrival:
- full payment is required at time of booking

3.2 Accepted Payment Methods

We accept direct bank transfer and major credit/debit cards. Any card processing fees are borne by the Guest and will be disclosed at the time of payment.

3.3 Failed Payments

If any payment is not received by the due date, we reserve the right to cancel the booking and retain any deposit paid, in accordance with the Cancellation Policy in clause 4.

4. Cancellation Policy

The following cancellation terms apply to all direct bookings:

Cancellations received more than 5 days before the arrival date: full refund of all monies paid, excluding any non-refundable processing fees
Cancellations received 5 days or fewer before the arrival date (including same-day and no-shows): no refund will be issued

All cancellation requests must be submitted in writing to [email protected] . The date of cancellation is the date we receive your written notice.

We strongly recommend Guests obtain comprehensive travel insurance, including trip cancellation cover, prior to making a booking.

5. Modifications

Requests to modify booking dates are subject to availability and must be made in writing at least 7 days before the original arrival date.

Modifications are at our absolute discretion and may be subject to a price adjustment based on the rates applicable to the new dates.

Any modification does not reset the cancellation period.

6. Security Bond

A security bond of $500.00 AUD is required for all direct bookings.

The bond will be collected via credit/debit card pre-authorisation or direct transfer no later than 5 days before arrival.

6.1 Bond Release

The bond will be released or refunded within 5 business days of the departure date, provided that:

The property is returned in the same condition as at check-in;
No damage, breakage, loss, or excessive cleaning is required;
There have been no noise complaints, neighbour disputes, or body corporate/strata violations;
No additional charges are outstanding;
All keys, access cards, and parking passes have been returned.
