What to Expect in Your First 60 Days With a New Short-Stay Property Manager

First 90 days new short-stay property manager Gold Coast

Switching to a new short-stay manager is a significant decision.

Most owners don’t know what good looks like in the first 60 days.

Here’s exactly what should happen — and what to watch for.

Days 1 to 7: Setup and Launch

A professional manager moves fast in the first week. You should expect:

property inspection and onboarding meeting

professional photography scheduled and completed

listing written, optimised, and live on Airbnb and Booking.com

dynamic pricing configured

cleaning and maintenance team briefed

guest communication templates active

If your listing isn’t live within 7 days, ask why.

Days 8 to 30: First Bookings

The first bookings tell you a lot.

Your manager should be proactively reporting on:

initial booking volume and occupancy rate

nightly rate performance against comparable listings

first guest reviews

Don’t expect full occupancy immediately. Expect a clear upward trend.

Days 31 to 60: Optimisation

By the 60-day mark your listing should have:

a minimum of 5 guest reviews

occupancy tracking toward 70 percent or above

pricing adjustments based on real booking data

any maintenance or presentation issues resolved

Your manager should proactively schedule a 60-day performance review. If they don’t, ask for one.

Red Flags in the First 60 Days

listing not live within two weeks

no proactive communication from your manager

zero bookings after 30 days with no explanation

guest reviews below 4.5 stars with no response plan

maintenance issues going unresolved

The first 60 days set the trajectory for your property’s performance.

A strong start compounds. A weak start is hard to recover.
